Supporting Enclosure Performance for a New $61.5 Million PK–12 Campus

Technical Assurance was engaged by Karpinski Engineering to provide building enclosure commissioning services for Wickliffe City Schools’ new PK–12 campus in Wickliffe, Ohio. The $61.5 million project included a 208,000-square-foot school designed to serve approximately 1,237 students.

Constructed on the site of the existing Wickliffe High School and athletic fields, the broader campus project also included a 500-seat Performing Arts Center, athletic field improvements, a new varsity baseball field, artificial turf at the stadium, and demolition of the district’s existing high school, middle school, and elementary school. The project targeted LEED Silver certification.

Integrating Enclosure Performance Into Design and Construction

During design, Technical Assurance provided independent third-party review of enclosure-related drawings and specifications during the Design Development and Construction Document phases. The team also developed the BECx specification for incorporation into the project’s bid and permit documents.

As the project moved into construction, Technical Assurance reviewed exterior enclosure shop drawings and technical submittals for compliance with the contract documents and performed quality observation site visits. Findings were documented through written field reports and tracked through an issues log to support resolution during construction.

Testing Installed Systems to Verify Performance

Performance testing included roof insulation infrared scanning in accordance with ASTM C1153, building insulation infrared scanning in accordance with ASTM C1060, coating adhesion testing in accordance with ASTM D4541, and water hose testing in accordance with AAMA 501.2.

These activities supplemented ongoing quality observation by providing additional verification of completed enclosure assemblies and helping identify conditions requiring correction before project closeout.

Extending BECx Through Post-Occupancy Review

Technical Assurance’s involvement continued beyond construction with a post-occupancy review of the completed building enclosure. Construction and the final post-occupancy review were completed in 2023, extending independent enclosure verification through the facility’s transition into operation.

This commissioning process provided Wickliffe City Schools with continuity from design review through construction, performance testing, and occupancy, supporting long-term enclosure performance for the district’s consolidated PK–12 campus.
