Managing Roof Performance Across a Nationwide Food Manufacturing Portfolio
Technical Assurance supports Nestlé through an ongoing roof asset management program across the United States. The relationship has included roof assessments and project work at 27 locations. This work provides a consistent framework for evaluating conditions, prioritizing investments, and supporting roof replacement projects.
The program builds on a large-scale assessment effort that historically encompassed nearly 5.5 million square feet of roofing. Today, approximately 3.57 million square feet of Nestlé roof assets are maintained within Technical Assurance’s ON-PNT® platform. This centralized asset information supports ongoing planning and management across a geographically diverse portfolio of food manufacturing facilities.
Turning Roof Assessments Into Actionable Asset Data
Technical Assurance’s assessment process documents roof deficiencies, active leaks, and repair needs. It also identifies adjacent wall conditions that may affect roof performance. The program evaluates Condition Index, Total Service Life, Remaining Service Life, replacement costs, and defect costs. Potential Total Cost of Ownership savings from repair and preventive maintenance are also considered.
Together, these metrics provide more than a snapshot of current roof conditions. They create a consistent way to compare assets across multiple facilities and identify priorities.
Facility reassessments help keep this information current. As roof conditions and capital needs change, updated data provides a stronger basis for repair and replacement decisions.
Prioritizing Capital Investments Across Multiple Facilities
Technical Assurance uses portfolio data to support multi-year repair and replacement planning. Capital priorities consider roof condition, mission criticality, and Total Cost of Ownership. The program has also evaluated constrained and unconstrained budget scenarios. This allows different investment strategies to be considered against available funding and facility needs.
This portfolio approach helps identify roofs requiring near-term capital investment. At the same time, it identifies assets where repairs and preventive maintenance may extend useful service life. As a result, facility stakeholders have a consistent framework for comparing priorities across multiple locations.
Supporting Roof Projects Through Implementation
The relationship extends beyond assessment and capital planning. As prioritized roof replacements move forward, Technical Assurance provides quality observation services. This work helps verify that construction aligns with project requirements and supports intended long-term performance.
Ongoing assessments, reassessments, asset data management, capital planning, and quality observation create a continuous roof management process. Individual projects can then be considered within the needs of the broader portfolio.
Maintaining a Long-Term View of Roof Performance
Technical Assurance provides Nestlé with a scalable approach to managing roof assets across a large food manufacturing portfolio. ON-PNT® centralizes current roof information, while reassessments account for changing conditions and completed capital improvements.
This approach helps keep condition data useful as the portfolio evolves. It supports informed investment decisions, helps extend the useful life of viable assets, and provides continuity from assessment and planning through implementation.
