Verifying Building Enclosure Performance from Design Through Construction

Technical Assurance was engaged by Heapy Engineering to provide full enhanced building enclosure commissioning (BECx) services for the 84,000-square-foot Five Rivers Medical Center in Dayton, Ohio. The $21 million project was completed in 2022 with the goal of achieving LEED Gold Certification.

Technical Assurance’s involvement began during design, coordinating commissioning activities, developing the design-phase commissioning plan, and performing focused reviews at multiple stages of design development. During bidding, Technical Assurance participated in the pre-bid meeting to address building enclosure commissioning questions.

Supporting Enclosure Quality During Construction

During construction, Technical Assurance reviewed shop drawings and submittals for technical content and continuity between building enclosure systems and provided recommendations based on identified conditions. The team also supported the RFI and submittal process for special conditions involving wall and interfacing systems.

Periodic technical quality observation visits focused on critical building enclosure installations, including air and vapor barriers, curtain walls, windows, roofing systems, and other project-specific enclosure components. These observations provided an additional level of review as the design moved into constructed conditions.

Testing Building Enclosure Performance

The commissioning process included performance testing to evaluate installed enclosure systems and identify potential deficiencies. Technical Assurance performed and reported on roof and building insulation infrared scanning, water hose testing, and coatings adhesion testing in accordance with applicable ASTM and AAMA procedures.
