The University had been experiencing some premature roof failures and needed to gain control of their expansive facility systems that require many capital renewals over the life of the buildings. In order to minimize future “surprises,” the University engaged Technical Assurance to conduct a thorough conditions assessment on the roofs of all academic and residential housing buildings.
Over a period of roughly 2 months, our certified Registered Roof Consultants and technical field staff recorded all pertinent roof condition information for 100 structures, approximately 1.5 million square feet. Defects were identified, photographed and mapped within the ON-PNT® mobile app. Post assessment and analysis, remediation projects were prioritized for planning, budgeting and scheduling.
In support of the Roof Asset Management Program, we also provide roof maintenance, emergency and non-emergency leak responses for all Academic buildings, roof design and bid services, and construction management services. The goal is to optimize the life cycle of the University’s roofs through repairs, preventative maintenance and life cycle management processes. The program has extended the useful service life of the University’s roofs from 5 to 12 years, saving millions of dollars in total cost of ownership.
